As a local real estate agent who has helped many INL scientists, engineers, and support staff settle into Eastern Idaho, I want to share what I wish every new lab employee knew before packing the moving truck.
Idaho Falls is the gateway to one of the most important nuclear research sites in the United States, and it is also one of the most underrated places to live in the American West. Here is what relocation to Idaho Falls really looks like.
Where INL Employees Actually Live and Work
INL has roughly 6,400 employees, and that workforce is now back in person on the laboratory's two main campuses. The lab's headquarters buildings sit right inside Idaho Falls, just a couple of miles from the regional airport. The big nuclear research and operations sites, however, are out on the desert about 45 miles west of town.
Most lab employees who work at the desert site ride one of the INL motor coaches from a park and ride in Idaho Falls or one of the surrounding communities. The bus ride is about 50 minutes each way, and it is a nice perk. You can work, read, sleep, or just stare at sagebrush and antelope. For families considering Idaho Falls real estate, this means you do not have to live close to a particular gate. You can choose a neighborhood based on schools, lifestyle, and budget rather than commute.
The Idaho Falls Neighborhoods INL Families Tend to Love
Eastern Idaho homes are spread across several distinct communities, and each has its own feel.
Ammon, just east of Idaho Falls, is the most popular suburb for younger families. Newer construction, well regarded Bonneville Joint School District schools like Hillview, Mountain Valley, and Rimrock Elementary, and easy access to bus pickups make it a top choice. Rimrock in particular has earned strong marks among relocating parents.
Iona offers a slower, small town feel with farmland views, the local Iona Elementary, and nice walking neighborhoods. Many INL engineers who want a little more space without going fully rural settle here.
In Idaho Falls proper, the Snake River corridor and the Highland and Taylor View areas appeal to professionals who want walkability to the Greenbelt, downtown restaurants, and the river. Retirees and dual INL households often gravitate to these neighborhoods.
If you are coming from California, Washington, Texas, Tennessee, or New Mexico, you will find that Idaho Falls neighborhoods generally have larger lots, friendlier neighbors, and a much lower cost of living Idaho is known for.
INL's Relocation Package and How to Use It Well
INL offers a real relocation package for new hires. It typically covers temporary housing and a meal per diem for two to three months while you search for a permanent home, lease breakage if you are renting elsewhere, spouse and partner employment assistance, and an "odds and ends" cash allowance to help with the little things moving always throws at you. If you are selling a home back in your old market, the package includes home sale assistance as well.
My advice: do not rush to buy in the first 30 days. Use the temporary housing window to actually drive the neighborhoods, ride the INL bus from a few different park and ride lots, and visit schools. What to Expect From the Eastern Idaho Real Estate Market
The Eastern Idaho real estate market has matured over the last few years. We are no longer in the frantic bidding wars of 2021 and 2022, but inventory still moves quickly in the most desirable school zones and in the newer subdivisions on the east bench. If you are relocating from a high cost market like the Bay Area or Seattle, your dollar will go significantly further here. If you are coming from another lab town like Oak Ridge, Los Alamos, or Livermore, you will find prices roughly comparable with newer construction and bigger lots.
You will want a lender who is familiar with INL relocation timing and clearance backgrounds, and a real estate agent who has actually walked sellers and buyers through what an INL transferee needs. Working with someone local who understands the rhythm of lab hiring saves real money and real stress.
Life Outside the Lab
One of the reasons people stay in Idaho Falls long after their first INL contract ends is everything that happens outside of work. Yellowstone National Park is roughly two hours away. The Tetons are an hour. The Henrys Fork blue ribbon fly fishing is 30 minutes north. Skiing at Kelly Canyon, Grand Targhee, and Jackson Hole is all within reach. The Snake River cuts right through downtown, and the Greenbelt is one of the prettiest urban trails in the Mountain West.
