About Guardian Homes

Guardian Homes is an Eastern Idaho luxury custom builder founded in Idaho Falls in 2007 by Curtis Ward and Brian Price. It's a sister company of Odyssey Homes: Odyssey's FAQ says Curtis Ward co-owns both, and describes Guardian as fully custom and high-end.

Guardian doesn't develop its own communities. It builds on client lots and on spec lots it picks by hand. Most custom builders don't own lots in a subdivision, so the first step is usually finding your lot, and Jacob can help with that. Its primary service area is Eastern Idaho: Idaho Falls, Ammon, Rigby, Rexburg, Shelley, Blackfoot, Pocatello, Island Park, Driggs, Victor and Swan Valley, plus selective work in Park City, Utah. Guardian earned three awards at the 2018 Parade of Homes.

How a Guardian Custom Build Works

1. Find the lot. Build on land you own, or find a lot first; that's usually step one with a custom builder. Guardian's FAQ says it works with several real estate partners across Eastern Idaho on lot search, and Jacob can help you find and compare lots.
2. Design and price. Guardian's published guidance is $160 to $200 per finished square foot, all-in, excluding the lot. Most custom builds are cost-plus with open books, per Guardian's website.
3. Build. Guardian's FAQ lists a typical build time of 12 to 14 months.
4. Move in. Guardian's website lists a 2-10 warranty.
