How Buying New Construction Works

  2. Get pre-approved. Builders may have preferred lenders, but you can choose your own. See financing.
  3. Choose your path. A quick move-in home is faster. A build on a lot you choose gives you more choices.
  4. Pick the lot and plan. Jacob helps you compare lots, plans and what's included.
  5. Review the contract. Look at deposits, deadlines, change orders and the warranty.
  6. Make selections. Set a budget before the design appointment.
  7. Inspect, walk through and close. Consider independent inspections, then do a final walkthrough with a punch list.

  • Is the lot included in this price, or is it added on top?
  • What's included in the base price, and what's an option?
  • Is there a lot premium? Which way does the home face?
  • Are landscaping, fencing and appliances included?
  • Will the basement be finished or unfinished?
  • Which upgrades are structural and best chosen now?
  • What are the HOA dues and CC&Rs? Can I get them in writing?
  • Which school district serves this exact address? (Confirm with the district.)
  • What's the estimated completion date?
  • What does the warranty cover, and how do I request service?
  • Are there current incentives, and when do they end?
