About Rockwell Homes

Rockwell Homes is a local, family-run builder based in Ammon. It began in 1997 and today builds single-family homes and townhomes across the Idaho Falls area. Rockwell says it started small, with apartments and twin homes off Ammon Road, then moved into single-family homes in Idaho Falls, and it describes its focus as keeping costs low so local families can afford a new home. It builds with local subcontractors.

Rockwell's website lists more than 20 floor plans. Most are single-level main floors over a basement, with 2-car or 3-car garage options, and North Village also has townhomes. Rockwell's FAQ says it allows changes to plans and lets buyers pick their lot, depending on supply and demand. It also builds outside its own subdivisions at times, depending on how busy it is.

How a Rockwell Build Works

  1. Pick a home and community. Choose a quick move-in home or a plan and lot, sign the purchase agreement and put down a deposit. Rockwell's FAQ says that in most cases it requires $2,000 down to start a new home.
  2. Design Center. Choose cabinetry, appliances, flooring, countertops, lighting and plumbing fixtures, hardware and more with Rockwell's design consultant.
  3. Pre-construction meeting. Your homeowner representative confirms your selections and walks you through the build.
  4. Framing walkthrough. Once framing is done, you walk the home to confirm structural features and electrical options.
  5. Walkthroughs and closing. Preview the nearly finished home, do a final walkthrough, then close.

For build timing, see Jacob's post on Rockwell build timelines.

What's Included and What's Optional

Rockwell doesn't publish a standard-features list. Its FAQ says it adjusts features to fit your price range: some homes add items like granite, double sinks in the primary bathroom and tub-shower options, and others leave them out to keep the price down. Here's what Rockwell's website says about the rest:

Jacob's Take: Tips for Rockwell Buyers

A few things Jacob walks through with every Rockwell buyer:

Why Use a Buyer's Agent With Rockwell?

Rockwell's FAQ says you don't need a Realtor, and that it's happy to work with one you bring. The sales team at a model home works for the builder. Having your own agent means someone is on your side of the table. Jacob helps with contracts, deadlines, lot choice, upgrade priorities, inspections and the final walkthrough.

Here's the best part: Rockwell will pay your Realtor, so Jacob's representation is free to you. Text him at 208-821-6217 before your first visit.
