Touring Rockwell Homes in Idaho Falls? Read This First (2026)
Short answer: if you're about to tour a Rockwell Homes move-in-ready home or community in Idaho Falls, Ammon, Iona, or Rigby, bring your own buyer's agent from the start. Rockwell makes touring easy with borrowed keys and self-guided tours, which means many buyers walk in without anyone representing them. A buyer's agent is a free advocate on your side for incentives, the contract, inspections, the lot price, and the warranty.
Rockwell will pay your realtor. Text Jacob to set up a tour or a video walkthrough. Text 208-821-6217.
My recommendation: bring me before or at your first visit, so I can introduce you and be on your side from day one. That's my advice for getting the most out of having an agent, not a Rockwell rule.
I'm Jacob Marcovitz, an independent REALTOR® with Keller Williams Realty East Idaho. I've helped buyers purchase and build Rockwell homes, and I've built with Rockwell myself (I wrote about it in my Rockwell Homes builder review). I'm not employed by Rockwell or any builder. This guide is the checklist I walk buyers through before they tour.
What Rockwell's own FAQ says about realtors
Rockwell is refreshingly direct about this. In answer to "Do I need a realtor?", Rockwell's FAQ says (as of Sep 2026):
"Rockwell Homes sells more homes without realtors than with, so you will not need to get one."
The same answer also says: "Rockwell Homes has a working relationship with many realtors in the area that we are happy to work with" and "If you are working with one that has referred you to us, we would love to work with them to help you get your new home."
So both paths are open. You can buy directly from Rockwell's in-house sales team, or you can bring an agent Rockwell is happy to work with. The rest of this page explains what that agent does for you.
Why so many Rockwell buyers tour on their own
Rockwell's FAQ says: "We will check you out a key and give you a list of available homes that you can view with or without a salesman." Rockwell also offers self-guided tours on some homes. It's a genuinely convenient setup, especially for busy families and relocating INL employees.
The side effect is simple: a lot of buyers see a home, like it, and sit down to write a contract with no one representing them. Rockwell's salesperson is there for Rockwell, which is normal and fair. Having your own agent just means someone is focused only on you.
What a buyer's agent does on a new-construction purchase
Negotiating incentives
As of Sep 2026, several Rockwell move-in-ready homes displayed a reduced sale price plus "PLUS up to $10,000 to use as you please (closing costs, landscaping, appliances, rain gutters, etc.)" (Rockwell quick move-ins). "Up to" means the details vary by home. I ask exactly what applies, help you decide where it does the most good (closing costs, landscaping, appliances), and make sure it's written into the contract.
Reviewing the purchase contract
Builder contracts are written on the builder's forms. I walk you through deposits (Rockwell's FAQ says "In most cases, Rockwell Homes will only require $2,000 down to start your new home"), deadlines, completion timing, what's included, and what happens if the schedule moves. I'm not an attorney, and for legal questions I'll point you to one.
Arranging third-party inspections
New homes still benefit from an independent, licensed inspector. On a home you're building, I coordinate a pre-drywall inspection (when framing, plumbing, and electrical are still visible) and a final inspection before closing, then help you get the findings addressed with the builder. On a move-in-ready home, we schedule the final inspection before closing.
Checking grading and drainage
Because landscaping isn't part of Rockwell's base price, you'll often be the one finishing the yard. Before closing we look at how the lot slopes away from the foundation, where downspouts discharge, and window wells, so your future landscaping keeps water moving the right way.
Confirming whether the lot price is included
Rockwell's FAQ says: "In some cases, land is included in the final price of the home. While in other cases, we need to add for land." I get the all-in number for your specific lot, plan, garage size, and options in writing, so a plan's starting price doesn't turn into a surprise.
Knowing what's not included
Per Rockwell's FAQ, landscaping and fencing "are not included in the base price," and most basements are left unfinished ("We do not come back after construction is complete to finish a basement"). We'll price those items up front so your budget is complete.
The warranty walkthrough
Rockwell's FAQ says "a full 1 year warranty is provided for every home we build," and notes it can't warranty the performance of exterior concrete. I help you document items at your final walkthrough and set a reminder to submit anything else before the one-year mark.

Common questions
Do I need a realtor to buy a Rockwell home?
No. Rockwell's FAQ says you won't need one. Many buyers still choose their own agent because it's a free advocate on their side for incentives, the contract, inspections, and the warranty.
Does it cost me anything to bring Jacob?
No. Having me on your side costs you nothing, because in my experience working with Rockwell, Rockwell pays the buyer's agent when the agent introduces the buyer. That comes from my own firsthand experience with Rockwell, not a policy Rockwell publishes, so I'll confirm how it applies to your purchase before you sign anything.
Can I still take a self-guided tour?
Of course. I'd just recommend texting me before your first visit so I can introduce you and we can plan what to look at. That's a recommendation, not a requirement.
