About Fall Creek prices: Fall Creek doesn't post prices or a price per square foot. It gives a written bid on any of its plans, and its FAQ says bids are good for seven days because material and labor costs move. The Stonebridge figures are 2026 MLS list prices for two Fall Creek homes, one pending and one off the market (as of Sep 2026). Prices and availability change often, so Jacob re-checks the current number with you before you write an offer.

About Fall Creek Homes

Fall Creek Homes is the business name of Higley Developments, LLC, based in Idaho Falls. Owner Bryson Higley is a third-generation home builder and a licensed Idaho general contractor. Fall Creek's website says he has built more than 1,000 homes in his career and has raised his family in Southeast Idaho since 2007.

Fall Creek calls itself a production builder: its FAQ says it usually has 30 to 50 homes in progress at once. It builds only its own plans, such as the Gallatin, Teton, Gunnison and Mt. McKinley, and will customize them to a point. Bigger changes raise the price. Fall Creek homes won the People's Choice Award at the 2016 EIHBA Parade of Homes.

How Buying From Fall Creek Works

  1. Get pre-qualified with the lender you choose (see financing).
  2. Pick a lot and plan. Fall Creek says it has lots in subdivisions from Rexburg to Idaho Falls. If none fits, it may be able to buy a lot you find.
  3. Sign and put down earnest money. Fall Creek asks for 3% of the build cost as earnest money plus your pre-qualification letter. No construction loan is required; Fall Creek finances the build, and the contract price is your purchase price.
  4. Plans and permits. Redlines, drafting, engineering, permits and any HOA approval can take up to about five weeks.
  5. Build. Fall Creek plans on about seven months once the permit is issued, including stretches when no work happens on your home.
  6. Walkthrough and close. A punch-list walkthrough about a week before closing, then a one-year limited warranty.
