How big are these four towns?

Rigby and Shelley are the only two on this list large enough for Census QuickFacts Vintage 2025 estimates. Iona and Ucon use the same ACS 2020–2024 / ACS 2024 5-year window for housing and commute below — government baselines, not MLS sale medians.

Quick comparison table

Those Census housing figures are multi-year ACS estimates of owner-occupied home values and rents — not today’s MLS median sale price. Treat them as a government baseline. Ask me for a current Snake River MLS / Navica snapshot for the price band you actually want to buy in.

How do the four towns differ?

Geography first. Rigby sits in Jefferson County, north of Idaho Falls toward the Highway 20 / Rexburg corridor. Iona and Ucon sit in Bonneville County on the Idaho Falls / Ammon fringe — D93 territory, same county as Ammon and much of Idaho Falls. Shelley sits in Bingham County, south of Idaho Falls on the US-91 corridor (not the main Highway 20 desert spine).

Scale second. Rigby (~5,800 V2025) and Shelley (~5,300 V2025) feel like small cities with their own downtown cores. Iona (~3,000 ACS) and especially Ucon (~1,600 ACS) are tighter residential towns — fewer services in-town, more reliance on Idaho Falls / Ammon for groceries, medical, and dining.

Schools third. That county split is also a district split: Jefferson 251 vs D93 vs Shelley 60. City name on a listing is not a school guarantee — confirm the address.

Which school district will my kids be in?

• Rigby → Jefferson County Joint School District 251. NCES lists 6,591 students district-wide (2024–25). Families usually mean Rigby High School for 9–12.
• Iona & Ucon → Bonneville Joint School District 93 (D93). D93’s About page includes the cities of Ammon, Iona, and Ucon (plus portions of Idaho Falls). NCES lists 13,577 students (2024–25); the district describes itself as Idaho’s third-largest. Comprehensive high schools families ask about: Bonneville, Hillcrest (Ammon), Thunder Ridge.
• Shelley → Shelley Joint School District 60. NCES lists 2,512 students (2024–25); the district’s own “at a glance” marketing count has been slightly lower. High school: Shelley High School (Russets).

Practical rule: If D93 culture (Hillcrest / Thunder Ridge / Bonneville) matters, shortlist Iona or Ucon — or Ammon. If you want Jefferson 251 / Rigby High, shop Rigby (and verify the street). If you want the smaller Shelley 60 system, shop Shelley — do not assume an Ammon or Idaho Falls listing will transfer.

How does the INL commute change the choice?

INL is not one parking lot. Per INL’s facilities overview, work happens at the Research and Education Campus (REC) in Idaho Falls and across the ~890-square-mile desert Site roughly 50 miles west on U.S. Highway 20.

• REC / town-campus roles: all four towns are still Eastern Idaho drives into Idaho Falls. Mean ACS commute times (about 20–23 minutes) describe all workers — not your badge route.
• Desert Site roles: many employees use INL’s motor coach from designated park-and-ride lots. Public INL Bus Operations materials already cited on my commute guide list Rigby Park & Ride, Rigby (ITD) Park & Ride, and Ucon Park & Ride, plus multiple Idaho Falls load points. Shelley Park & Ride appears on the public list as SMC Only — confirm eligibility before you buy around that assumption. Iona does not headline its own public PnR on that list; east-side buyers usually plan a short hop to an Idaho Falls or nearby lot.

What does housing feel like in each town?

I am not inventing MLS medians here. Use Census ACS owner-occupied values as a relative signal only:

• Shelley’s ACS median owner value ($295,200) is the lowest of the four — consistent with a smaller-town mix and older stock plus pockets of new construction.
• Rigby ($336,200) and Ucon ($340,900) sit near each other on the Census baseline.
• Iona’s ACS median ($420,300) is the highest of the four — closer to (or above) what buyers feel in newer Bonneville County product. Owner-occupancy is also very high in Iona (87.5%) and Ucon (92.7%).

New construction vs older stock (qualitative): Iona and parts of the Bonneville fringe see a lot of newer residential building pressure; Ucon stays small and residential; Rigby mixes established neighborhoods with growth north of Idaho Falls; Shelley pairs an older town core with newer subdivisions — including The Parks for buyers who want Shelley new construction without cloning that whole article here. Who should pick Iona?

Lean Iona if you want:

• D93 without living in Ammon proper
• A smaller Bonneville County town (~3,000 ACS) with high owner-occupancy
• East-side proximity to Idaho Falls / Ammon shopping and medical
• Newer-feeling residential stock (Census baseline is the highest of these four) — still verify the specific street and year built

Who should pick Ucon?

Lean Ucon if you want:

• The smallest of the four (~1,600 ACS) and a very high owner-occupancy rate (92.7%)
• D93 schools with a quieter street pattern than Ammon
• A published Ucon park-and-ride on INL’s public list for Site roles
• Less in-town retail — you are planning on Idaho Falls / Ammon for most errands

Who should pick Shelley?

Lean Shelley if you want:

• Shelley Joint 60 and a smaller-district feel (~2,500 students)
• Bingham County / US-91 south-of-Idaho-Falls geography
• The lowest Census ACS median owner value of this quartet as a budget baseline — then check real MLS inventory

• Clear eyes on the coach: Shelley PnR is SMC Only on the public list — REC roles still work as a normal drive into Idaho Falls

How should out-of-state buyers decide in the first week?

1. Confirm REC vs Site reporting location (and whether a named park-and-ride matches your facility).
2. Shortlist one school scenario — Jefferson 251, D93, or Shelley 60 — and run addresses through the district locator.
3. Tour one day north (Rigby / Ucon) and one day south or east (Shelley / Iona) in the same price band so the feel difference is obvious.
4. Delay buying in week one if you can; temporary housing lets you learn winter driving and lot-boarding before you commit (separate temp-housing guide on the site when you need that timeline).
5. Use Idaho Falls vs Ammon if you are still deciding whether a satellite town is even the right layer — many families belong in the hub first.

FAQ

Is Iona or Ucon part of Ammon?

No. Both are their own cities in Bonneville County. People often say “Idaho Falls area” to mean the whole Bonneville / Jefferson fringe — including Ammon, Iona, and Ucon.

Can I live in Rigby and put my kids in D93?

Do not assume. Default plan is Jefferson 251 for Rigby addresses. Open enrollment exists with capacity limits — verify in writing with the districts before you write an offer around a waiver.

Which town is “cheapest”?

Census ACS median owner-occupied values put Shelley lowest among these four ($295,200), then Rigby / Ucon, then Iona highest ($420,300). That is not the same as today’s MLS median sale price in the neighborhood you will actually tour. Budget by address and year built.

Which town is best for INL Site employees?

The one whose assigned park-and-ride (or winter drive) matches your facility. Public materials highlight Rigby and Ucon lots; Shelley is restricted on the public list; Iona usually means a hop to another lot. Confirm with INL Bus Operations — not a blog.
