The Parks is a built-out new-construction neighborhood in Shelley, Idaho — a smaller Snake River town roughly 15 minutes south of Idaho Falls on the US-91 corridor. As of mid-September 2026, Odyssey Homes still has spec / quick move-in homes finishing there (community is built out for new raw lots from Odyssey’s side), kids typically land in Shelley Joint School District 60, and Odyssey’s public FAQ lists The Parks as a community without HOA dues. Choose it when you want small-town daily life and true new construction — not when you need Ammon’s east-side shopping density or a Greenbelt walk from your front door.

Where is The Parks — and how big is Shelley?

Shelley sits in Bingham County, south of Idaho Falls along the US-91 corridor. Odyssey describes The Parks as a quieter, more rural-adjacent alternative to denser Idaho Falls or Ammon subdivisions, with a drive on the order of about 15 minutes to Idaho Falls (and a similar hop to Odyssey’s Ammon showroom at 2999 Lancer Avenue).

Those Census housing figures are multi-year ACS estimates for the city of Shelley, not today’s MLS median for The Parks alone. Treat them as a government baseline. Ask me for a current Snake River MLS / Navica snapshot in the band you actually want to buy.

What is still available in The Parks right now?

Important: The Parks is fully built out for Odyssey’s raw-lot program. Odyssey is not releasing new lots there as a primary inventory path. What you can still buy is spec homes finishing on a rolling basis — claim earlier for more finish flexibility, later for a faster move-in. Inventory changes weekly.

As of publishing (2026-09-15), Odyssey’s Shelley / The Parks pages listed these quick move-ins (builder-listed — re-verify before you tour):

Odyssey also notes that if you own or find a lot elsewhere in Shelley, all 12 of their semi-custom plans can still be built there — The Parks being built-out does not mean “no new construction in Shelley forever.”

Ammon buyers looking at Granite Creek or Hawks Landing should use the separate Ammon new-construction piece (those are different communities, different school boundaries, different HOA stories).

Which school district do Parks kids attend?

Families shopping The Parks usually mean Shelley Joint School District 60 — the public district for Shelley (Shelley High School / Russets). City limits and school boundaries are still not the same thing: confirm the street address with the district before you write an offer.

From my school-districts explainer (NCES Common Core of Data 2024–25): Shelley Joint District reports on the order of ~2,512 students (district marketing pages may show a slightly different “at a glance” count). That is a much smaller system than Bonneville Joint D93 or Idaho Falls D91.

Practical rule: If Shelley schools are a hard requirement, shop Shelley addresses first — do not assume an Ammon or Idaho Falls listing will transfer into District 60.

Is there an HOA in The Parks?

Odyssey’s public FAQ (checked 2026-09-15) groups communities this way:

  • With HOA dues (examples): Granite Creek, Hawks Landing, Moser Estates
  • Without HOA dues (examples): Sand Creek Estates, The Parks

That “no HOA dues” line is builder-published community categorization, not a substitute for reading covenants, CC&Rs, or any city/utility assessments that still apply. Always pull the documents for the specific address.

How does daily life feel vs Idaho Falls or Ammon?

Shelley / The Parks trades regional-hub density for a smaller-town pattern: quieter streets, more rural-adjacent feel, and a short hop north into Idaho Falls for big shopping, medical campuses, the airport corridor, and most of the restaurant calendar.

Idaho Falls still wins if you want the Snake River Greenbelt, downtown services, and maximum inventory variety under one city name.

Ammon still wins if you want the east-side suburban new-construction belt (Granite Creek / Hawks Landing style) with D93 schools and foothills access — without the Shelley drive pattern.

None of those is “better.” They are different weekday lives. Drive the route at the hour you will actually commute before you decide.

How does the INL commute work from Shelley?

Idaho National Laboratory work is split between in-town / Research and Education Campus roles in Idaho Falls and desert Site roles roughly west on U.S. Highway 20. Living in Shelley can work for either — but the day looks different.

  • Town-campus / Idaho Falls office roles: you are usually looking at a normal Eastern Idaho drive into the hub, not a desert Site day.
  • Desert Site roles: many employees use INL’s motor coach from designated park-and-ride lots rather than driving the desert alone. Confirm your current load point with your badge office / Bus Operations — routes and eligibility change.

Who should buy in The Parks — and who should not?

Lean The Parks / Shelley if you want:

  • True new construction with a short timeline (spec / quick move-in) rather than a 6–9 month raw-lot build in Ammon
  • Shelley Joint School District 60 and a smaller-district feel
  • A no-HOA-dues community categorization (per Odyssey FAQ) plus a quieter small-town street pattern
  • Space and value that often compares favorably to denser Ammon product — verified against current MLS, not vibes

Skip or deprioritize The Parks if you want:

  • Walkable Greenbelt / downtown Idaho Falls daily life
  • Ammon shopping and D93 high-school culture without a Shelley hop
  • A long menu of raw lots inside the same community (The Parks is built out on Odyssey’s lot side)
  • Buying in week one of an INL move before you have driven the weekday pattern — use temporary housing first (Don’t Buy in Week One)

How do I tour without making a week-one mistake?

  1. Confirm kids’ grades and whether District 60 is a hard yes.
  2. Confirm INL reporting location (town campus vs Site) and preferred park-and-ride.
  3. Drive Shelley → Idaho Falls at your real commute hour once in each direction.
  4. Tour current The Parks specs (Grand Canyon / Glacier addresses above — re-verify) and compare one Ammon new-construction option the same day.
  5. Pull CC&Rs / tax notices / builder warranty (Odyssey markets a 2-10 warranty on their FAQ: 1-year workmanship, 2-year systems, 10-year structural — confirm on your contract).
  6. Write the offer only after pre-approval and after temporary lodging runway is clear.
