Sunterra is a south Idaho Falls neighborhood with its main entrance off 49th South, just west of Holmes Avenue. Homes toward the back of the neighborhood can also be reached from Holmes through the Avalon entrance. Building started in 2006, most of Sunterra was completed within about ten years, and the last few homes were filled in by around 2020—so it feels finished rather than under construction.
Sunterra is known for larger homes, and local guides describe some of the roomier in-town lots in Idaho Falls here; lot sizes vary, so check the specific address. Most homes are one- or two-story designs with full basements, three-car garages and fenced yards, built by a variety of builders. There is a homeowners’ association—confirm dues and covenants before you buy.
