Idaho Falls Market Stats: July 2026 (Bonneville County)
In Bonneville County (Idaho Falls, Ammon, and the rest of the county), Snake River MLS / Navica Market Trends for July 2026 show 179 closed sales (+11.2% vs July 2025), a median sale price of $375,000 (−9.6% YoY), and 3.79 months of supply (−17.1% YoY) with 678 homes available (−7.8%). Sales closed higher in count and volume than July 2025, while the median and average prices came in lower and homes took a few more days to sell. Numbers below are Bonneville County only — Single Family, Townhome, Condo, and Twin Home — pulled from Navica on August 31, 2026.
I’m Jacob Marcovitz, a Realtor with Keller Williams Realty East Idaho. This page refreshes the old January 2025 market-stats post with a clean July 2026 vs July 2025 read — no invented mortgage rates, no builder scoreboards. If you are relocating for Idaho National Laboratory or comparing cost of living in Eastern Idaho, use this as the county-level pulse, then narrow to the town that fits.

Navica also prints a “Quarter 3” column on this report. I left Q3 out — 2026 Q3 was not a closed quarter at pull time, so that YoY is not apples-to-apples.
What do the July numbers actually say?
More closings, softer median. July 2026 closed 179 sales vs 161 in July 2025 (+11.2%), and closed volume rose to $76.6M from $72.9M (+5.1%). At the same time, the median sale price fell to $375,000 from $415,000 (−9.6%), and the average sale price fell to $428,017 from $452,773 (−5.5%).
Buyers still paid near list. Sale-to-list held at 98.69% of list price received (up 0.12 points from 98.57%). Average days on market edged up from 43 to 47 (+9.3%).
Pipeline cooled while inventory tightened. New listings were almost flat (228 vs 234, −2.6%). Pending sales dropped to 162 from 181 (−10%), and pending volume fell hard (−34.2%). Available inventory dropped to 678 from 735 (−7.8%), and months of supply compressed to 3.79 from 4.57 (−17.1%).
In plain English: July closed more deals at a lower median, while the active shelf got a little thinner than a year earlier.
Where did July 2026 closings land by price?
Navica’s Market Comparison Report by Price uses a broader Residential class (no SF/TH/Condo/Twin checkbox). July 2026 totals 188 closed on that report vs 179 on Market Trends — the gap is likely manufactured/other residential. Treat these bands as Residential-class color, not the strict 4-type set.
Biggest July 2026 closing bands (units):
$250,000–$299,999
- Jul 2026 closings (units): 25
$300,000–$399,999
- Jul 2026 closings (units): 68
$400,000–$499,999
- Jul 2026 closings (units): 39
$500,000–$749,999
- Jul 2026 closings (units): 32
The $300k–$399,999 band was the clear volume leader (68 closings). Combined with $250k–$299,999 and $400k–$499,999, most of July’s Residential-class activity sat under $500k. The $500k–$749,999 band still closed 32 homes, but that was −29% units vs July 2025 (45 → 32) on the same report.
Full band table (units and volume) lives in the source file; I am not inventing finer splits here.
Is inventory tight or balanced?
On the Market Trends definition (Bonneville County; SF/TH/Condo/Twin):
- Available inventory: 678 in July 2026 vs 735 in July 2025 (−7.8%)
- Months supply: 3.79 vs 4.57 (−17.1%)
That is not a 2021-style frenzy, and it is not a deep buyer’s glut either. Roughly four months of supply is closer to balanced than either extreme — with a thinner shelf than July 2025.
Optional secondary read: 6-month Search snapshot (not the July table)
Separate pull — label clearly. This is not the July month-vs-month Market Trends table above.
From a Navica Search Snapshot export (overview_table.json):
- Closings window: sold date February 1, 2026 – July 31, 2026
- Actives / pendings: snapshot as of August 31, 2026 (not a July 31 inventory freeze)
Market totals on that export:
- 503 actives
- 171 pendings
- 903 closings over the 6 months
- Average sold ≈ $443,707
- Sale-to-list ≈ 99.1%
- Average DOM on sold ≈ 55
- Months supply ≈ 3.3
- Under $500k = 673 of 903 closings
Use this for a half-year residential shape. Use the July Market Trends table when you need a clean month-vs-month YoY.
What this means if you are buying in Idaho Falls or Ammon
- Under-$500k activity is real. July’s biggest Residential-class closing band was $300k–$399,999 (68 units). The 6-month Search pull shows 673 of 903 closings under $500k — again, that is a separate export, not the July Trends table.
- You are still negotiating near list on the July Trends read (98.69% of list). Do not expect deep list-price discounts as the default.
- A few more days on market (47 avg DOM) gives a bit more time to underwrite than the July 2025 average (43), but well-priced homes in Idaho Falls and Ammon still move.
- Pair county stats with town fit: Rigby, Iona, Ucon & Shelley: Which Satellite Town Fits? and the INL relocation guide.
What this means if you are selling
- Closings and closed volume were up YoY in July (+11.2% sales, +5.1% volume) even as the median fell. Pricing to the current buyer pool matters more than last year’s median.
- Inventory is thinner than July 2025 (678 vs 735; 3.79 months supply). Presentation and realistic list price still decide whether you join the 98%+ of list cohort or sit.
- Pending volume was sharply lower YoY (−34.2%). That is a pipeline caution, not a reason to invent a crash narrative from one month.
How should INL relocators and out-of-state buyers use this?
Treat July as a Bonneville County pulse — Idaho Falls and Ammon sit inside it — not a neighborhood appraisal. Use temp housing and weekday drives before you buy; the INL relocation guide and Eastern Idaho cost of living hub cover the move framing. For satellite towns once the city vs east-bench choice is on the table, see Rigby, Iona, Ucon & Shelley.
I am not stacking builder ads on this page. Local new construction is part of the inventory mix when it is listed in MLS; it is not the story of these county totals.

- Price bands: Navica Market Comparison Report by Price — Residential class; July 2026 (188 closings vs 179 on Market Trends; gap likely manufactured/other).

No mortgage rates, no invented $/sqft, no builder unit counts — those were not in this pull.
