Denver proper is roughly ten times the population of Idaho Falls. 2024 takeaway: Denver MSA prices run about 12% above Idaho Falls MSA (105.782 ÷ 94.412). Both Idaho Falls and Idaho statewide remain below the national average; Denver and Colorado sit above it. - Typical Census mortgage-carrying owner costs are about $900/month higher in Denver ($2,466 vs $1,570).
- Renters see a similar gap: $1,831 vs $1,075 median gross rent.
- Idaho Falls is a majority owner-occupied market (64.2%); Denver city is closer to a split (48.8% owner-occupied).

Denver households show higher median income on paper ($94,718 vs $73,110). Pair that with housing: a large share of the Front Range premium is eaten by shelter. Poverty rates are nearly identical (~11%). Per capita income is much higher in Denver ($64,163 vs $35,811), which tracks a denser professional labor market — and a denser price structure.
Commute time and daily friction

Six minutes on a Census mean does not capture I-25 / I-70 pileups — but it does show Idaho Falls stays a short-drive city for most workers. Exception for INL Site roles: desert Site facilities sit roughly 50 miles west on U.S. Highway 20; many employees use motor coaches from park-and-rides rather than solo desert drives. Taxes: do not stop at the income-tax headline
Idaho (individual income tax): Effective January 1, 2025, the Idaho State Tax Commission rate schedule is 5.3% of Idaho taxable income above a small 0% bracket (for tax year 2025: roughly the first $4,811 single / $9,622 married filing jointly at 0%, then 5.3%). Idaho also has a state sales tax; confirm current rates on tax.idaho.gov before you budget.
Colorado (individual income tax): Colorado uses a flat rate on Colorado taxable income. The Department of Revenue table lists 4.4% for tax year 2025, and the 2026 estimated-tax worksheet (DR 0104EP) likewise applies 4.4%.
So Colorado’s state income tax rate is lower than Idaho’s headline 5.3% — and that is still only one line item. Property taxes, HOA dues, insurance, and (in Colorado) metro-specific costs change the household math. I am not a CPA; run the final numbers with your tax pro. Who thrives in Idaho Falls after Denver?
Lean Eastern Idaho if you want:
- A Census-scale housing gap you can feel (~$335k vs ~$616k median owner values at the city level)
- Higher owner-occupancy and more single-family inventory relative to a big-city rental mix
- Sub-20-minute mean commute for most local jobs (with the INL Site caveat above)
- Access to Yellowstone / Teton / Island Park weekends without Front Range weekend traffic theater
Stay thoughtful if:
- Dual careers need a deep employer stack that only a large metro supplies
- You need dense transit, major-airport frequency every hour, or very specific cultural amenities
- Your household income drops enough in the move that even cheaper housing does not offset it — model both sides

Is Idaho Falls always cheaper than Denver?
On official price levels and Census housing medians, yes — meaningfully. BEA 2024 RPPs and ACS 2020–2024 owner values / rents all point the same direction. Individual neighborhoods can overlap; a renovated Greenbelt home can outprice a small Denver condo in a soft pocket. Compare addresses, not slogans.
What about Boulder, Fort Collins, or Colorado Springs?
