Eastern Idaho New Construction Map: Granite Creek, Hawks Landing (Ammon) & The Parks (Shelley) header image.

Granite Creek and Hawks Landing are the two active Ammon new-construction communities most INL relocators ask about first; The Parks is the Shelley option when you want small-town District 60 life instead of Ammon’s D93 belt. Use this map to pick the town and vibe first — then dig into specs, lots, and floor plans with a current builder check, because inventory moves weekly.

I’m Jacob Marcovitz, a REALTOR® with Keller Williams Realty East Idaho. I walk Eastern Idaho new construction with relocators and local buyers every week — including Odyssey Homes and Merit plans I show as listings, not as my employer brand. The three-community map at a glance

Facts below are from Odyssey’s public community and FAQ pages as of 2026-09-22, plus my published Shelley living guide for The Parks context. Re-verify lot counts, HOA dollars, and move-in dates the morning we write an offer.

Granite Creek

  • City / county feel: Heart of Ammon; golf course next door; shopping/dining minutes away
  • School district (typical): Bonneville Joint D93 (confirm address)
  • HOA (builder-published): $300/year
  • Inventory path (as of 2026-09-22): Specs in progress + 43 listed available lots (land ~$121k–$155k)
  • Best when you want…: In-town Ammon convenience, established streetscape, shorter hop to daily errands

Hawks Landing

  • City / county feel: Ammon foothills; valley views; loop path + community park
  • School district (typical): Bonneville Joint D93 (confirm address)
  • HOA (builder-published): $50/month
  • Inventory path (as of 2026-09-22): Specs in progress + 27 listed available lots (land often ~$134k–$174k; many ~0.5–0.97 ac)
  • Best when you want…: Bigger lots, quieter foothills feel, views, room to spread out

The Parks

  • City / county feel: Shelley (Bingham County), ~15 min south of Idaho Falls on US-91
  • School district (typical): Shelley Joint District 60
  • HOA (builder-published): No HOA dues (Odyssey FAQ categorization)
  • Inventory path (as of 2026-09-22): Community built out for Odyssey raw lots; quick move-in / finishing specs on a rolling basis
  • Best when you want…: Small-town Shelley life, District 60, faster move-in without an Ammon raw-lot build

Important boundaries: City limits ≠ school boundaries. Confirm the street address with the district before you write earnest money.

How these three differ in one sentence each

Granite Creek is the “close to everything in Ammon” address — Odyssey markets it as heart-of-Ammon with the golf course next door and a $300/year HOA.

Hawks Landing is the foothills Ammon address — bigger lots, valley views, a walking path and park, and a $50/month HOA (about $600/year if you annualize it).

The Parks is not Ammon at all — it is Shelley new construction with a quieter small-town pattern, Shelley Joint 60 schools, and Odyssey’s FAQ grouping it as without HOA dues. Deep dive already live: Living in The Parks, Shelley: New Construction, Schools & Daily Life.

This page is the orientation map. It is not a full Granite Creek vs Hawks Landing floor-plan / street-by-street clone — when you are ready to pick an Ammon plan and lot, we run that comparison with today’s Odyssey inventory (and any stronger Ammon deep-dive already in my drafts).

What else is on the Eastern Idaho new-construction board?

Odyssey’s FAQ (checked 2026-09-22) lists five communities across four cities:

  • Lots + specs still active: Granite Creek (Ammon), Hawks Landing (Ammon), Sand Creek Estates (Idaho Falls — Boardwalk Rd; Odyssey’s newest IF community; FAQ groups it without HOA dues)
  • Built-out / primarily specs: The Parks (Shelley), Moser Estates (Rigby; FAQ lists $400/year HOA on the Moser page)

I also show other local builders. Rockwell Homes is a long-standing Eastern Idaho production builder with its own timeline and process — see Rockwell Homes build timeline and the Rockwell builder review. This map focuses on the three named communities relocators ask about most; it is not a claim that Odyssey is the only builder in the market.

Spec home vs build-from-scratch — which path fits?

Quick move-in / spec in progress

  • Typical fit: You have a hard report date, want less finish decision fatigue, or want to see a house standing
  • Timeline reality (builder-published): Claim earlier for more finish flexibility; later for faster keys. Odyssey notes inventory changes weekly.

Raw lot + build

  • Typical fit: You care about lot position, view, or yard size more than speed
  • Timeline reality (builder-published): Odyssey FAQ: typically 6–9 months from contract to keys (plan, season, weather). Get a plan-specific estimate before you budget.

Granite Creek and Hawks Landing still show raw lots on Odyssey’s lot pages as of 2026-09-22. The Parks does not — Odyssey is not releasing new Parks lots as a primary path; you shop finishing specs (or build on a Shelley lot you already control).

Schools: D93 vs Shelley 60 is the real fork

  • Granite Creek / Hawks Landing: Usually the Ammon / Bonneville Joint District 93 conversation. Exact elementary / middle / high mapping still depends on the address.
  • The Parks: Usually Shelley Joint School District 60 — a smaller system than D91 or D93. If District 60 is non-negotiable, shop Shelley addresses first.

Treat district confirmation as a pre-offer checklist item, not a vibe.

HOA and tax: do not skip the documents

Builder FAQ categorization (with vs without dues) is a starting label — not a substitute for CC&Rs, assessments, or Bonneville / Bingham County tax notices.

Granite Creek

  • Odyssey FAQ / page HOA note (2026-09-22): $300/year

Hawks Landing

  • Odyssey FAQ / page HOA note (2026-09-22): $50/month

The Parks

  • Odyssey FAQ / page HOA note (2026-09-22): Listed among communities without HOA dues

Sand Creek Estates

  • Odyssey FAQ / page HOA note (2026-09-22): Listed among communities without HOA dues

Moser Estates

  • Odyssey FAQ / page HOA note (2026-09-22): $400/year (Moser page)

INL commute: town campus vs Site still matters more than the subdivision logo

Idaho National Laboratory work splits between in-town / Research and Education Campus roles in Idaho Falls and desert Site roles west on U.S. Highway 20.

  • Ammon (Granite Creek / Hawks Landing): Short hops into Idaho Falls for town-campus days; Site employees still need a park-and-ride / motor coach plan, not a “we’re close enough to skip it” assumption.
  • Shelley (The Parks): Works for many households, but the weekday pattern is a different corridor (US-91 south of the hub). Drive it at your real hour before you fall in love with a floor plan.

Pair this map with the Idaho National Laboratory Relocation Guide. For town tradeoffs once Idaho Falls vs Ammon is on the table, see Rigby, Iona, Ucon & Shelley: Which Satellite Town Fits?.

What I would verify before writing an offer

  1. Get the exact lot / address and confirm school district with the district, not a listing-site badge.
  2. Request the current HOA / CC&R packet and ask whether dues are annual, monthly, or subject to an assessment.
  3. Ask the builder for the current inventory sheet: lot status, spec completion, included features, and incentive expiration.
  4. Compare base price, lot premium, structural options, design-center selections, appliances, landscaping, fencing, and closing costs on one worksheet.
  5. Drive your actual commute at your actual start time — especially if you are choosing between Ammon and Shelley.
  6. Use an inspection contingency and a third-party inspection even on new construction, unless your contract and risk plan say otherwise.

New construction can simplify maintenance and let you choose finishes, but “new” does not automatically mean finished, inexpensive, or commute-proof. The right choice is the community whose location, school assignment, monthly carrying cost, and build timeline fit your household.

Bottom line

Choose Granite Creek when you want Ammon convenience and a golf-course-adjacent setting with a $300/year HOA starting point. Choose Hawks Landing when Ammon is right but a more conventional neighborhood / monthly-dues framework fits your search. Choose The Parks when Shelley’s District 60 and small-town rhythm beat the Ammon location — and confirm whether you are buying a finishing spec because new Parks lot releases are not the current path.
