Cost of Living: Idaho Falls vs Salt Lake City
Cost of Living: Idaho Falls vs Salt Lake City
If you are weighing a Wasatch Front paycheck against Eastern Idaho, start here: Salt Lake City Census ACS 2020–2024 median owner-occupied home value is $539,500 vs $335,500 in Idaho Falls city, and median gross rent is $1,414 vs $1,075. BEA regional price parities for 2024 put the Salt Lake City, UT MSA all-items index at 100.868 (about at the U.S. average of 100) and the Idaho Falls MSA at 94.412 — so the Salt Lake metro’s overall price level sits about 6.8% above Idaho Falls (100.868 ÷ 94.412), with housing still doing most of the heavy lifting.

How big are we talking — city vs metro?
| Idaho Falls city, ID | Salt Lake City city, UT | |
|---|---|---|
| Population estimate, July 1, 2025 (V2025) | 71,785 | 218,428 |
| 2020 Census | 64,818 | 199,723 |
| Change since 2020 estimates base | +9.4% | +9.4% |
| Land area (2020), sq mi | 24.00 | 110.34 |
Salt Lake City proper is roughly three times the population of Idaho Falls — and both cities grew about +9.4% since the 2020 estimates base. The Wasatch Front conversation usually also includes West Valley, Sandy, West Jordan, Murray, and the I-15 / I-215 corridor — that larger Salt Lake City, UT MSA is what BEA prices in the regional price parity series below. Eastern Idaho’s daily life centers on Idaho Falls plus Ammon, Iona, Ucon, Rigby, Shelley, and the INL Highway 20 corridor.
Overall price level (BEA Regional Price Parities)
Regional Price Parities (RPPs) express a region’s average consumer prices as a percentage of the U.S. average (U.S. = 100) for a given year. Source: U.S. Bureau of Economic Analysis via FRED (annual, all items).
| Geography | 2023 RPP | 2024 RPP | FRED series |
|---|---|---|---|
| Idaho Falls, ID MSA | 90.793 | 94.412 | RPPALL26820 |
| Salt Lake City, UT MSA | 97.145 | 100.868 | RPPALL41620 |
| Idaho (state) | 92.236 | 95.494 | IDRPPALL |
| Utah (state) | 95.716 | 98.864 | UTRPPALL |
2024 takeaway: Salt Lake City MSA prices run about 6.8% above Idaho Falls MSA (100.868 ÷ 94.412). Idaho Falls and Idaho statewide remain below the national average; Salt Lake City MSA sits about at the U.S. average (100.868), and Utah statewide is still slightly below it (98.864). RPPs are not a substitute for a mortgage quote — they are the cleanest official “how expensive is this metro” index.
Housing: the number that moves the needle
U.S. Census Bureau QuickFacts, ACS 2020–2024 (owner-occupied values and rents are multi-year estimates in 2024 dollars where noted — not today’s MLS median sale price):
| Housing metric (ACS 2020–2024) | Idaho Falls city | Salt Lake City city |
|---|---|---|
| Owner-occupied housing unit rate | 64.2% | 45.8% |
| Median value of owner-occupied units | $335,500 | $539,500 |
| Median selected monthly owner costs — with a mortgage | $1,570 | $2,070 |
| Median selected monthly owner costs — without a mortgage | $472 | $605 |
| Median gross rent | $1,075 | $1,414 |
What that means in practice when I tour Utah buyers:
- Salt Lake City’s Census median owner value is about 61% higher than Idaho Falls ($539,500 vs $335,500).
- Typical Census mortgage-carrying owner costs are about $500/month higher in Salt Lake City ($2,070 vs $1,570).
- Renters see a clear gap: $1,414 vs $1,075 median gross rent.
- Idaho Falls is a majority owner-occupied market (64.2%); Salt Lake City city is a renter-heavier mix (45.8% owner-occupied).
Ask me for a current Snake River MLS / Navica snapshot in the band you actually want to buy — Census values lag and average across years. For Ammon vs Idaho Falls product mix, see Idaho Falls vs Ammon; for new construction in Ammon, the Granite Creek vs Hawks Landing piece covers builder inventory I show (Odyssey/Merit = listings, not my employer).
Income and what “more salary” actually covers
| Income & poverty (ACS 2020–2024, 2024 dollars) | Idaho Falls city | Salt Lake City city |
|---|---|---|
| Median household income | $73,110 | $75,090 |
| Per capita income | $35,811 | $51,173 |
| Persons in poverty, percent | 11.5% | 13.6% |
Here is the twist that trips up a lot of Wasatch Front → Eastern Idaho conversations: median household incomes are nearly the same ($73,110 vs $75,090), while Salt Lake City’s median owner value is much higher ($539,500 vs $335,500) and owner-occupancy is lower (45.8% vs 64.2%). Same-ish household paycheck on paper; different housing load. Per capita income is higher in Salt Lake City ($51,173 vs $35,811), which tracks a denser professional labor market — and a denser price structure. Poverty rates: 11.5% Idaho Falls vs 13.6% Salt Lake City.
Commute time and daily friction
| Idaho Falls city | Salt Lake City city | |
|---|---|---|
| Mean travel time to work (ACS 2020–2024) | 18.9 minutes | 19.5 minutes |
The Census means are close (19.5 vs 18.9 minutes) — but Wasatch Front corridor friction (I-15 / I-215 / canyon choke points) still differs from Eastern Idaho short-drive life for most local jobs. Exception for INL Site roles: desert Site facilities sit roughly 50 miles west on U.S. Highway 20; many employees use motor coaches from park-and-rides rather than solo desert drives. Details: INL Commute Guide: Highway 20, Park-and-Rides & the Motor Coach. Town-campus / REC roles in Idaho Falls look a lot more like a normal Eastern Idaho commute.
Taxes: do not stop at the income-tax headline
Idaho (individual income tax): Effective January 1, 2025, the Idaho State Tax Commission rate schedule is 5.3% of Idaho taxable income above a small 0% bracket (for tax year 2025: roughly the first $4,811 single / $9,622 married filing jointly at 0%, then 5.3%). Idaho also has a state sales tax; confirm current rates on tax.idaho.gov before you budget.
Utah (individual income tax): Utah uses a single flat rate on Utah taxable income. The Utah State Tax Commission tax-rates page lists 4.5% for January 1, 2025 through the current period shown on incometax.utah.gov/paying/tax-rates. (Legislative / news coverage has also discussed a further cut to 4.45% for tax year 2026 — confirm the live rate on that official page before you budget.)
So Utah’s state income tax rate is lower than Idaho’s headline 5.3% — and that is still only one line item. Property taxes, HOA dues, insurance, and metro-specific costs change the household math. I am not a CPA; run the final numbers with your tax pro. I am not inventing Utah or Idaho property-tax dollar quotes here — for Idaho Falls / Bonneville County mechanics, see Idaho Falls Property Taxes & HOAs Explained for Out-of-State Buyers.
Who thrives in Idaho Falls after Salt Lake City?
Lean Eastern Idaho if you want:
- A Census-scale housing gap you can feel (~$335.5k vs ~$539.5k median owner values at the city level)
- Higher owner-occupancy and more single-family inventory relative to a denser rental mix
- Short-drive Eastern Idaho daily life for most local jobs (with the INL Site caveat above)
- Access to Yellowstone / Teton / Island Park weekends without Wasatch Front weekend traffic theater
Stay thoughtful if:
- Dual careers need a deep employer stack that only a large metro supplies
- You need dense transit, major-airport frequency every hour, or very specific cultural amenities
- Your household income drops enough in the move that even cheaper housing does not offset it — model both sides
FAQ-style quick hits
Is Idaho Falls always cheaper than Salt Lake City?
On official price levels and Census housing medians, yes — meaningfully on shelter, and about 6.8% lower on the 2024 BEA metro RPP overall. Individual neighborhoods can overlap; a renovated Greenbelt home can outprice a small Salt Lake condo in a soft pocket. Compare addresses, not slogans.
What about Ogden, Provo, or the south valley suburbs?
This article uses Salt Lake City city Census stats and the Salt Lake City, UT MSA RPP. Ogden, Provo–Orem, and south-valley suburbs often price differently than Salt Lake proper. If that is your origin city, tell me which one — we will pull the matching QuickFacts / RPP pair instead of forcing a Salt Lake proxy.
How should INL relocators from Utah think about timing?
Do not buy in week one. Soft-land with temporary housing, learn the Site vs REC commute, and tour Idaho Falls and Ammon (often D93) before you write an offer. See Don’t Buy in Week One: Temporary Housing & Your First 90 Days After an INL Offer when that draft is live, plus the main INL guide.
Where should I look first on a map?
Idaho Falls for hub / Greenbelt / wider inventory mix; Ammon for east-side suburban and newer construction; satellite towns (Iona, Ucon, Rigby, Shelley) when schools or budget say so. Start with Idaho Falls vs Ammon and Living in The Parks, Shelley.
