Touring Fall Creek Homes? Communities, Fixed-Price Contracts & What to Ask

New single-story home in an Eastern Idaho subdivision

Short answer: Fall Creek Homes is the business name of Higley Developments, LLC, an Idaho Falls production builder owned by Bryson Higley, a third-generation builder and licensed Idaho general contractor. It builds only its own plans (such as the Gallatin, Teton, Gunnison and Mt. McKinley), customizes them to a point, and uses a fixed contract price with no construction loan required. On October 12, 2026, Fall Creek's Available Homes office search on Snake River MLS showed 12 results, including 7 active single-family homes listed from $539,000 to $580,000.

The builder pays your Realtor, so you can have your own agent from the first visit at no cost to you. The questions worth asking before you tour are about the written bid (good for seven days), the lot, what's included, the timeline and the warranty.

I'm Jacob Marcovitz, an independent REALTOR® with Keller Williams Realty East Idaho in Idaho Falls. I'm not employed by Fall Creek or any builder. I help buyers purchase new homes from local builders, and this is the checklist I go through with buyers before they visit Fall Creek. For the builder overview, see my Fall Creek Homes page and the full list of local builders on my new construction page.

Where does Fall Creek Homes build around Idaho Falls?

Fall Creek's site says it builds across Eastern Idaho, including Idaho Falls, Ammon, Rigby, Rexburg, Blackfoot and surrounding areas, and that it has land in more than a dozen communities. It does not publish a public community list online. Its Idaho Falls office is at 980-B Pier View Drive, Idaho Falls, ID 83402 (phone 208-522-4505; fallcreekhomes.net).

The one community I can confirm from 2026 listings is below. Ask me or Fall Creek sales for the current lot list near you, rather than guessing from an old brochure.

Stonebridge (Rexburg)

  • City: Rexburg
  • Confirmed how: 2026 Fall Creek listings (also shown on my new construction page for Castlerock and Fall Creek)
  • Plans named on my Fall Creek page for this community: XL Gallatin and XL Mt Timpanogas
  • Sep 2026 note: two Stonebridge listings were $539,000–$570,000
  • HOA / schools: ask for the current HOA dues, CC&Rs and school boundary for the exact address

More Fall Creek lots (ask for the current list)

  • What Fall Creek says: land in more than a dozen communities from Rexburg to Idaho Falls
  • What it does not publish online: a full community roster
  • Build on a lot you find: Fall Creek's process page says if none of its lots fit, it may purchase a lot you identify
  • Next step: text me at 208-821-6217 for current communities and lots, or call the Fall Creek office at 208-522-4505

How much does a Fall Creek home cost?

Fall Creek does not publish a price list or a price-per-square-foot quote on its website. Its Our Process FAQ says it has set pricing for each plan, will give you a written bid on any of its floor plans, and that bids are good for seven days because material and labor costs move. It also says it does not give a cost-per-square-foot estimate, because finishes vary too much for that to be an apples-to-apples comparison.

What I can show you from inventory is a snapshot, not a price sheet:

  • Oct 12, 2026 MLS snapshot: Fall Creek's Available Homes office search on Snake River MLS returned 12 results. Of those, 7 were active single-family homes listed from $539,000 to $580,000, plus pending single-family homes and 1 active land listing.
  • Sep 2026 Stonebridge note: two Fall Creek listings in Stonebridge (Rexburg) were $539,000–$570,000, as noted on my Fall Creek page.

Builder inventory moves week to week. I re-check the number on any home with you before you write an offer. To see how a Fall Creek bid fits a whole budget, read my Idaho Falls cost of living guide and property taxes and HOAs explained. How does Fall Creek's fixed-price contract work?

This is the part of Fall Creek's process that most of my buyers ask about first. Per Fall Creek's process pages:

  • Start with a lender you choose. Get a pre-qualification letter so you know your comfort range before you pick a plan and lot.
  • Earnest money: 3% of the build cost, due when you sign the Purchase and Sale Agreement, along with your pre-qualification letter.
  • No construction loan required. Fall Creek says it finances the cost to build. If you already have a construction loan, it says it can work with that too.
  • Contract price = purchase price. Fall Creek builds only its own plans so it can price them with fewer unknowns, and it frames that as "no surprises" at closing. Get every upgrade and inclusion in writing on the bid.
  • Written bid window: bids are good for seven days because material and labor move.
  • Closing path: walkthrough with the job foreman about a week before closing to build a punch list, Certificate of Occupancy, appraisal, then title. Fall Creek's title company of choice is First American Title Company's Rigby branch; courtesy closes are available at other First American branches, with paperwork handled through Rigby.

I'm not an attorney. I review the builder's contract, deposits and deadlines with you and point you to counsel for legal questions. If you're buying from out of state, my out-of-state relocator guide covers how to buy from a distance.

What's included / standard features?

Fall Creek's features page lists these among its standard (or plan-specific) features. Features change and vary by plan, so ask for the current list in writing with your bid:

  • Granite countertops in the kitchen and bathrooms
  • Tile floors in the kitchen, dining, entry and bathrooms
  • 95% efficient gas furnace, Nest thermostat and an upgraded insulation package
  • Low-E windows
  • Stainless Frigidaire Gallery dishwasher, over-the-range microwave and range
  • Rock wainscot, stucco front and architectural shingles
  • Garage door opener and sprinkler loop

Before you compare a Fall Creek bid to another builder's price, ask what's not included on that lot: landscaping beyond the sprinkler loop, fencing, window coverings, and any HOA transfer fee. My Fall Creek page also notes a one-year limited warranty; get the written warranty document before you sign, and ask how warranty requests are submitted after closing.

Fall Creek's site says it usually has about 30 to 50 homes in progress at once, and that it won the People's Choice Award at the 2016 EIHBA Parade of Homes. Owner Bryson Higley's About page notes he has built more than 1,000 homes in his career and has raised his family in Southeast Idaho since 2007.

How long does a Fall Creek build take?

Fall Creek's process FAQ breaks the timeline into two stages:

  • Plans and permits: up to about five weeks for redlines, drafting, engineering, the building permit and any HOA approval.
  • After the permit: about seven months to complete the home. Fall Creek says that window includes quiet stretches when no work happens on your house, because it is a production builder with dozens of homes in progress at once.

Then comes the closing sequence above: punch-list walkthrough about a week before closing, Certificate of Occupancy, appraisal and title. Ask for a written estimated completion date on the specific plan and lot, and ask what happens if the date slips. For how Fall Creek compares to other production builders on timing and inventory, start with my Kartchner Homes hub and Rockwell Homes hub.

Do I need my own Realtor to buy a Fall Creek home?

You don't have to have one, but it costs you nothing. The builder pays your Realtor. Fall Creek's FAQ says you're not required to use an agent, and that it is happy to work with agents. The sales team works for Fall Creek, which is normal and fair. Having your own agent just means someone at the table is working only for you. On a Fall Creek purchase, I:

  • Review the Purchase and Sale Agreement, the 3% earnest money, the seven-day bid window and the estimated completion date. I'm not an attorney, and I'll point you to one for legal questions.
  • Get upgrades, inclusions and anything promised into the written bid.
  • Set up an independent inspection when the timing allows, and walk the final punch list with you before closing.
  • Check grading and drainage around the foundation before you take keys.
  • Help you get pre-approved with the lender you choose (Fall Creek does not require its own construction loan).

Text me at 208-821-6217 before your first visit, so I'm involved from the start. That's my advice, not a Fall Creek rule. You can read more about me here. If you're relocating for Idaho National Laboratory, start with the INL relocation guide and the INL commute guide.

What should I ask on a Fall Creek tour?

  • Which communities and lots are available right now near the town I want?
  • Can I get a written bid on this exact plan and lot, and when does the seven-day window expire?
  • Is the lot included in the bid, or is it separate?
  • Which features list applies to this plan, and what is not included (yard, fence, window coverings)?
  • What is the estimated completion date after permits, and what happens if it slips?
  • Confirm: 3% earnest money of the build cost, and no construction loan required?
  • Can I see the written one-year limited warranty and the warranty request process?
  • What are the HOA dues, CC&Rs and any transfer fee for this subdivision?
  • Which schools serve this exact address?
  • Will First American Title Rigby handle closing, and can we courtesy-close elsewhere if needed?
  • Can my inspector come at a useful stage (and again for the final punch list)?
