Touring Copper Creek Homes? Energy-Efficient Builds in Idaho Falls, Ammon, Rigby & Shelley
Short answer: Copper Creek Homes is an Eastern Idaho builder led by owner and general contractor Shay Higley, who has about 20 years of experience and roughly 700 homes built, according to Copper Creek's website. It sells spec homes, its own floor plans on its lots, and custom builds, and its main pitch is energy efficiency: it says its homes average 48% better than code on the HERS energy index. On October 16, 2026, I found three priced Copper Creek homes for sale, from $395,000 in Tetonview Estates (Idaho Falls) to $949,900 in Granite Creek (Ammon), plus two pending homes and several lots in Idaho Falls and Rigby.
The builder pays your Realtor, so you can have your own agent from the first visit at no cost to you. Before you tour, ask about real prices, what's finished, the HERS report and the warranty.
I'm Jacob Marcovitz, an independent REALTOR® with Keller Williams Realty East Idaho in Idaho Falls. I'm not employed by Copper Creek or any builder. This is the checklist I go through with buyers before they visit Copper Creek. For the builder overview, see my Copper Creek Homes page and the full list of local builders on my new construction page.
Where does Copper Creek Homes build around Idaho Falls?
Copper Creek's Communities page lists four subdivisions: Tetonview Estates and Sand Creek Estates in Idaho Falls, Saddle Hill in Rigby and Founders Square in Rexburg. Its listings also show a spec home in Southpoint (Idaho Falls) and one in Granite Creek (Ammon). Its contact page says it builds from Pocatello and Shelley to Rexburg and Sugar City. Here's what each area showed on October 16, 2026:
Tetonview Estates (Idaho Falls)
- What's listed: one spec home at 6337 Slider Ln and four lots on Slider Ln and Copeland Dr
- Setting: the MLS listing describes it as a new subdivision bordering Sage Lake Golf Course
- Schools on the MLS listing: Temple View Elementary, Eagle Rock Middle and Skyline High (District 91)
- HOA: $35 a month on the 6337 Slider Ln listing; confirm for your lot
Sand Creek Estates (Idaho Falls)
- What's listed: spec homes at 1584 and 1683 Sandbar St, plus two lots of about 0.25 acre
- Setting: next to Sand Creek Golf Course, per Copper Creek
- Schools on the MLS listings: Sunnyside Elementary, Taylor View Middle and Idaho Falls High (District 91)
- HOA: the MLS listings show a $360 HOA fee; ask how often it's billed
Southpoint (Idaho Falls)
- What's listed: a Grand Rushmore plan spec home in progress at 6161 Broken Stone
- Price: call for pricing; I didn't find an MLS listing for it on October 16, 2026
Granite Creek (Ammon)
- What's listed: 2635 Spring Gulch Dr, which is also Copper Creek's open house (Monday to Friday noon to 5, Saturday 10 to 5, per its Open House page)
- Good to know: the MLS shows a 2020 year built for this home, so ask what warranty coverage is left
- Schools on the MLS listing: Ammon Elementary, Sandcreek Middle and Hillcrest High (District 93)
Saddle Hill (Rigby)
- What's listed: a spec home at 3765 E 356 N (pending on the MLS), a Borah Jr plan spec home in progress on a 1-acre lot, and one lot
- Setting: Jefferson County, with private well and septic and a pickleball and basketball park, per Copper Creek
- Schools on the MLS listing: Jefferson Elementary, Farnsworth Middle and Rigby High (District 251)
- HOA: $240 a year on the MLS listing; confirm for your lot
Founders Square (Rexburg) and Shelley
- Founders Square: homes designed with larger front porches, per Copper Creek. No listings were posted there on October 16, 2026.
- Shelley: Copper Creek lists Shelley among the towns it builds in, but I didn't find a Shelley community or listing on its site. Ask about building on your own lot, and see my guide to The Parks in Shelley for schools and daily life there.
Confirm the school for the exact address with the district; my school districts guide explains each one. Comparing towns? Start with Idaho Falls vs Ammon, Rigby, Iona, Ucon and Shelley, and my new construction map.
How much does a Copper Creek home cost?
Some Copper Creek homes show a price and others say "call for pricing." Here's what its Available Homes page and Snake River MLS showed as of October 16, 2026:
- 6337 Slider Ln, Tetonview Estates (Idaho Falls): $395,000 on the MLS and $409,999 on Copper Creek's site. 3 bed, 2 bath, 2,730 total sq ft. The MLS calls it a twin home with a partly finished basement, plumbed for A/C (the condenser costs extra).
- 1584 Sandbar St, Sand Creek Estates (Idaho Falls): $560,000 on the MLS (call for pricing on Copper Creek's site). Grand Rushmore plan, 3 bed, 2 bath, 3,214 sq ft, unfinished basement. No landscaping.
- 2635 Spring Gulch Dr, Granite Creek (Ammon): $949,900. 6 bed, 3 bath, 4,060 sq ft on 0.36 acre.
- Pending on the MLS: 1683 Sandbar St in Sand Creek Estates (listed at $665,000) and 3765 E 356 N in Saddle Hill, Rigby (listed at $549,900). Copper Creek's site still showed both as available.
- Call for pricing: the Borah Jr spec home in Saddle Hill and the Grand Rushmore spec home in Southpoint.
- Lots: four Tetonview Estates lots were $85,000 each on the MLS; Sand Creek and Saddle Hill lots are call for pricing.
The builder's site and the MLS didn't always agree, so I confirm price and status with Copper Creek before you write an offer. Total square feet can include an unfinished basement, so compare finished space. To see how a payment fits your budget, read my Idaho Falls cost of living guide and property taxes and HOAs explained. What makes Copper Creek homes energy-efficient?
Here's what Copper Creek's Features page and listings say:
- HERS score: Copper Creek says its homes average 48% better than code on the Home Energy Rating System (a home built to current code scores 100; lower is better).
- Testing: a 2026 Copper Creek MLS listing says every home gets a blower-door test and a HERS score.
- Energy and insulation package: exterior wall caulking, full rim blown insulation in the basement and attic seal insulation, plus staggered stud framing in its engineering package.
- Furnace: 95% efficient, standard.
- Savings claim: the homepage says its systems save homeowners an average of $500 a year, with an asterisk.
An average doesn't tell you about your home. Ask for the HERS report (or target score) on that exact home and how the $500 figure is calculated. The photo at the top of this post is an illustration, not a Copper Creek home, and solar panels aren't on Copper Creek's standard features list. Bills also depend on your providers; my utilities guide covers Idaho Falls Power vs Rocky Mountain Power, gas, water and trash.
What comes standard, and what's the warranty?
Copper Creek's Features page says these are standard, though features may vary by floor plan:
- Granite countertops and a tiled backsplash
- Custom cabinets in knotty alder or knotty maple, with a walk-in pantry workstation
- Stainless dishwasher, microwave and convection oven
- Soaker tub, tiled shower and comfort-height vanity in the primary bath
- Tile in the kitchen, dining, entry, laundry, bathrooms and mudroom
- Rock or brick wainscot, stucco front, architectural shingles and keyless entry at the garage
- Garage door opener and sprinkler loop
Recent Copper Creek MLS listings mention LVP flooring rather than tile in the main living areas, so get the features list for your specific home in writing. Also ask what's not included: basement finish, landscaping, fencing, window coverings, and A/C on homes only plumbed for it.
For warranty, Copper Creek's Warranty page sends homeowners to 2-10 Home Buyers Warranty: you register your structural warranty at 2-10.com and submit non-emergency service requests at your home's one-month and 10-month anniversaries. Get the written warranty documents before you sign.
Spec home, plan on a lot or custom: how do you buy from Copper Creek?
- Spec home: already started or finished, usually the fastest way in.
- A Copper Creek plan on a Copper Creek lot: its Floor Plans page lists 13 plans, from the Gunnison (2,983 sq ft) to the Aspen (3,784 sq ft), and each can be shown with a finished basement.
- Custom or semi-custom: its Custom Homes page says it will bid plans you bring.
On financing, Copper Creek's Financing page says it's a preferred builder with East Idaho Credit Union, that buyers can get a construction loan with 5% down, and that Copper Creek pays up to $9,000 of closing costs. It notes the numbers may vary. Compare that with the lender you choose. My financing page walks through the options, and if you're buying from out of state, my out-of-state relocator guide covers buying from a distance.
Copper Creek doesn't publish a build timeline, so get a written estimated completion date for your plan and lot.
Do I need my own Realtor to buy a Copper Creek home?
You don't have to, but it costs you nothing: the builder pays your Realtor. Copper Creek's homes are listed on the MLS by agents on its own sales team, who work for the builder. That's normal and fair. Your own agent works only for you. On a Copper Creek purchase, I:
- Check the current MLS price and status, so you're not chasing a pending home
- Get the price, inclusions, upgrades and anything promised into the written contract
- Compare finished square footage and get the HERS report and warranty documents
- Set up an independent inspection and walk the final punch list with you
- Review deadlines and deposits (I'm not an attorney, and I'll point you to one for legal questions)
Text me at 208-821-6217 before your first visit, so I'm involved from the start. That's my advice, not a Copper Creek rule. You can read more about me here. If you're relocating for Idaho National Laboratory, start with the INL relocation guide and the INL commute guide.
What should I ask on a Copper Creek tour?
- What's the current price and MLS status, and what's included in that price?
- How much of the square footage is finished, and what does it cost to finish the basement?
- Is A/C installed, or only plumbed? Is landscaping included?
- Can I see the HERS report or target HERS score for this exact home?
- What's the estimated completion date, and what happens if it slips?
- What are the terms of the construction loan and closing-cost help, and can I use my own lender?
- What are the HOA dues, how often are they billed, and what do the CC&Rs allow?
- On Saddle Hill lots, who tests and maintains the well and septic?
- Can I see the 2-10 warranty documents, and what coverage is left on an older spec home?
